Polokwane Review spoke to Tinus Venter, Sales Agent for Theo Goosen Properties, for expert advice on how to make your first purchase hassle-free.

• Look at your budget.

“Banks have links on their websites where you can request pre-approval and the estimated amount you will qualify for. You can also get a bond originator who can also help you.

• Do your research.

“Prices differ from region to region and from neighborhood to neighborhood.”

Decide on freehold or estate as there are things like levies to consider when making this choice.

• Find the right agent.

“An agent should be honest with both buyer and seller. It is best to use well-established estate agents as they have a reputation and are more likely to be reliable.

• Tell your agent what you are looking for and make an offer. It is important to ask him which mandatory documents must be signed by the buyer.

• Use bond originators to pitch your application to different banks.

Asked about current home buying trends, Venter says most people want to buy townhouses and plan to spend between R800,000 and R1.4 million.

“People prefer sectional titles and the biggest market is people between the ages of 35 and 50,” he said.

Venter added that Bendor, Welgelegen, Fauna Park and CBD are the most preferred areas to buy property in the city and commercial properties and smallholdings are in high demand in Polokwane.
